Obajul.com is a product of O’bajul Empire LTD, a registered company specializing in Real Estate Consulting, Property Development, Property Investment, and Project Management in Nigeria. By registering and submitting a listing on obajul.com, you agree to comply with and be legally bound by the following Terms and Conditions. Please read them carefully before using our platform.

Listing Categories

Listings on obajul.com fall into three distinct categories, each offering different levels of exposure, control, and engagement:

1. Partner Listing (Free Partnership Model)

• O’bajul Empire LTD handles marketing, inquiries, and negotiation.
• Prospective buyers or tenants do not contact you directly; all communication is routed through our team.
• If a transaction is successful, you and O’bajul share the commission based on agreed terms.
• Only properties under your direct or semi-direct instruction are permitted:
  • You must be the owner, a direct agent, or formally authorized to advertise the property.
  • Third-party or speculative listings without permission are prohibited.
• You are required to submit a valid ID card and a recent passport photograph for verification.

2. Premium Listing (Paid Subscription)

• Paid plan (monthly, quarterly, or yearly).
• Maximum exposure and featured placement across obajul.com and marketing channels.
• Full control over your listing.
• All inquiries go directly to you.
• No commission shared with O’bajul Empire LTD.
• ID and passport photo required.

3. Weekly Listing (One-Time Free Direct Access)

• List up to 5 properties for free.
• Direct inquiry access like premium listing.
• No commission shared with O’bajul.
• One-time access only per user/account.
• ID and passport photo required.

1. Eligibility

• Must be at least 18 years old.
• Must have legal right or authorization to list the property.
• Provide accurate and verifiable contact and property information.
• Submit valid ID and passport photo for verification.

2. Account Registration

• Maintain confidentiality of your login credentials.
• Provide truthful, complete, and updated information.
• We may suspend or terminate accounts with false data.
• Listings without ID and photo may be rejected.

3. Listing Guidelines

• Listings must be genuine, lawful, and accurate.
• Photos/videos must reflect real condition.
• Duplicate listings may be removed.
• Only Nigerian properties unless approved.
• All listings reviewed before publishing.
• Only video links allowed (YouTube, Vimeo, etc.).

4. Content Rights and Ownership

• You retain content ownership.
• We may display or promote it under a royalty-free license.
• We can edit/remove listings that violate policies.

5. Prohibited Listings

• Do not post false or unauthorized listings.
• No listings without legal authority.
• No offensive or discriminatory content.
• Do not redirect users outside obajul.com.

6. Fees and Charges

• Partner Listings – free, commission applies.
• Premium Listings – paid, full control.
• Weekly Listings – free one-time use.
• All fees clearly stated before payment.
• No refunds except for platform error.

7. Moderation and Approval

• Listings must meet platform standards.
• Suspicious or low-quality listings may be delayed or rejected.
• Proper identity verification is required.

8. Liability and Disclaimer

• No guarantee of buyer/tenant responses.
• Users must verify all details themselves.
• We’re not liable for disputes between parties.

9. Termination of Use

• We may remove your account/listing for policy violations.
• No misleading or harmful actions allowed.

10. Changes to Terms

Terms may be updated periodically. Users will be notified of significant changes on this page.
